Pre-purchase information

Before you buy a home or vacant residential land, you should be aware of the process involved & conduct your own market research. NSW Fair Trading provide some great information to assist you. You may also need to seek independent professional advice before buying or selling.

Finding your home
 

When you meet with CountrySide Property Group, we will show you properties that may be suitable and are currently on the market. There will be photographs for you to view as well as descriptions and videos (if possible).

When we have found something that sparks your interest, we will arrange an inspection for you.

On our website you will be able to search through properties to view the photos and descriptions.

5.

Making an offer

When you have decided a property is perfect for you, and you wish to make an offer, will we ask you to put your offer in writing so that we are able to put this offer forward to the Vendor (seller). The Vendor may accept your offer, however they may also reject it or counter offer another amount, this usually happens when a vendor is not happy with the price but happy to negotiate.

 

After a price is agreed upon, our office will draw up a Sales advice, at this stage please be prepared to give over your solicitor/conveyancers details, once done, it is sent to both parties solicitors/conveyancers and they will continue the exchange of contracts process.

7.

Settlement

Before settlement your solicitor will undertake the necessary searches with respect to the property and your bank or broker will complete the necessary financial paperwork.

You will also be instructed to complete a pre settlement inspection to ensure all is well with the property before settlement happens.

On settlement your solicitor will exchange with the seller's solicitor:

  • Monies

  • Transfer documentation

  • Order on the agent

 

Once the above has been completed, we will arrange for the keys to be handed over to you at the property for your settlement!

The Buyer Wish List

At CountrySide Property Group, we have found that knowing our purchasers requirements early on enables us to make sure we are finding and showing you properties that best suit your needs.
 

These could be things such as:

  • Number of bedrooms

  • Location of services around

  • Suburb

  • Style of home

  • Garaging

  • Special requirements as; no stairs, gas cooking facilities, over a certain sqm.

  • Low maintenance gardens

  • Study/office
     

We will help with looking out for your requirements, as well as understanding that your circumstances and needs may change and we will make sure to check with you. It is also a good idea to think of the items that you definitely do NOT want in a property.

4.

Property Inspections

Our office will arrange inspections on the properties that fit your needs the best. We will arrange them at times that you mutually convenient for both yourself and the owner of the property (occasionally we will need to arrange this with the tenant if the property is leased).

You will be advised of new properties that come on the market, should you wish to join our mailing list via email.

Please remember that inspections on properties take time and are not generally quick. We will have lots to show you! Never turn down a property that looks like it ticks all the boxes but doesn’t have great photo appeal, it could just surprise you!

6.

Paying the deposit

Once all parties have signed the contract you will be asked to pay a deposit. This usually equates to 10% of the purchase price, unless agreed otherwise by both parties.
